The Challenge

When Airbnb established its Asia Pacific headquarters within Singapore's CapitaGreen tower, the challenge went far beyond building an efficient workplace. It needed to make belonging tangible.

Airbnb's brand rests on a simple, powerful promise: Belonging Anywhere. The workplace had to embody that same sense of welcome, connection, and community found in every Airbnb stay, while still functioning as a high-performing regional headquarters running real operations for the business.

The existing layout worked against that promise at every turn. It reflected a conventional corporate office, separating employees from visitors and prioritizing fixed workstations over shared experience. That hierarchy sat directly at odds with Airbnb's hospitality-first culture, where every interaction is meant to feel personal rather than transactional. The core challenge was translating a global philosophy built on human connection into the architecture of a working office, without reducing it to a branding exercise layered over a standard corporate floor plate.

The Solution

Space Matrix reimagined the workplace through the lens of hospitality itself, treating it as the organizing principle of the design rather than a decorative theme applied afterward.

Neighborhoods instead of desk banks. The Neighbourhood Matrix replaced traditional rows of desks with a network of interconnected neighborhoods, each with its own identity, all visually and physically connected like districts within a city. Naturally lit circulation routes were designed to encourage spontaneous encounters, letting collaboration emerge on its own rather than being confined to booked meeting rooms.

An arrival that hosts, not processes. The clearest expression of this thinking sits at the front door. A conventional reception desk, symbolic of transaction and separation, was replaced with a bespoke curved barista bar finished in textured timber with a white quartz countertop. Employees become hosts rather than occupants, and comfortable lounge seating around the café dissolves the usual line between guest and workplace from the moment someone walks in.

Flexibility built into the architecture. Operable glazed partitions let meeting environments transform seamlessly from intimate workshops for thirteen people to company-wide gatherings of over one hundred, without extra infrastructure or storage, allowing the workplace to evolve alongside changing teams and events.

Materiality that roots a global brand locally. Woven rattan, natural timber, and handcrafted ceramic finishes drew on Singapore's own character rather than literal cultural motifs, grounding Airbnb's global identity in its regional context in the same way Airbnb encourages travelers to experience destinations through local culture rather than standardized environments. Durable timber-look flooring handled high-traffic circulation, low-emission carpet tiles supported acoustic comfort in quieter zones, and layered fabric curtains and acoustic ceiling treatments absorbed sound without closing the plan off.

Equity built into the floorplate. Quiet focus booths, collaborative settings, social hubs, and technology-enabled meeting spaces were distributed evenly across the office, so every employee had comparable access to daylight, views, and shared amenities, not just those closest to the windows.

Housed within Singapore's LEED Platinum-certified CapitaGreen tower, the design aligned with LEED Platinum requirements throughout, using daylight and occupancy sensors, low-VOC materials, integrated planting, and air-purifying HVAC systems to support both environmental performance and everyday wellbeing. Intuitive room-booking systems, high-performance video conferencing, and concealed cable management kept hybrid working effortless without disrupting the residential warmth of the interiors.

The Result

The completed headquarters shows that hospitality can function as a genuine workplace planning methodology, not just a service layered on top of one. Rather than communicating Airbnb's values through graphics or messaging, the design lets employees and visitors experience them directly, through the way the space welcomes, connects, and adapts to the people using it.

The Neighbourhood Matrix gave Airbnb's Singapore team a flexible, community-driven environment that scales from focused individual work to gatherings of over a hundred people without reconfiguration downtime, while the hosted arrival experience turned a purely functional moment into the workplace's clearest expression of brand. The result is a regional headquarters where belonging isn't a message on the wall. It's the organizing principle of the building itself.
